In the 1950s, the famous film director, aviator, and casino mogul Mr. Hughes purchased 25,000 acres (10,000 ha) of land in Nevada, making him the Las Vegas Valley's biggest owner of land. Despite his initial idea, he ultimately made the decision not to relocate his company to Nevada, so the land he purchased remained vacant and undeveloped for many years. After Hughes passed away of kidney failure in the mid 1970s, the corporation of Summerlin was organized by his heirs to oversee his major businesses and land holdings. Right before 1980, the corporation announced that they would be developing the empty acres of land into a community of Master Planned commercial and residential community. They named the project "Summerlin", after Hughes' paternal grandmother, Jean Amelia Summerlin.
In waiting for this massive-scale development, Summa Corporation made a deal with land development in which they traded 5000 acres of environmentally sensitive land for over 2900 acres of land better planned for development. After this environmental concern was addressed, development began. By the end of 1990, the construction of Summerlin's first personal house village, park, and school had been completed. In 1994, Summa Corporation rebranded itself as the Corporation from Howard Hughes and continued to develop new Summerlin villas.
Construction of new houses continued to boom throughout the turn of the century. From the late 1990s to 2007, Summerlin was consistently ranked as the #1 community in the nation for new home sales. As the country struggled to cause a temporary slow-down in construction, but signs of revival became especially apparent in 2014, when Downtown Summerlin opened, bringing over 105 lush acres of entertainment, shopping and restaurants to Summerlin residents. Residential development also saw a huge revival following the recession, and by 2016, Summerlin was once again one of the top communities in America for new house sales.
Summerlin is still a growing community. As of 2018, almost three dozen commercial and residential villages have been constructed, with over 6,000 acres still available for future development.
Summerlin lies right square within an incorporated municipality and partially within an unincorporated area.
The area north of Charleston Blvd is well within the city of Las Vegas, while the area south of Charleston Boulevard is located in unincorporated in the County of Cl. As a planned community, Summerlin is managed by three master associations (Summerlin North, Summerlin Southside and Summerlin West).
